What is an Electrical Installation Condition Report?

An Electrical Installation Condition Report (EICR) will tell you whether the electrics in your property comply with the British Standard for electrical safety (BS 7671). Electrical Installation Condition Report should be done by a qualified electrician who is up to date with the latest regulations. They will conduct a visual inspection of the electrical systems to identify any damaged or unsafe wiring or fittings. They will then do tests on parts of the system to make sure that everything is working as it should.

As part of the Electrical Installation Condition Report the property owner will be made aware of any dangerous electrical systems and any that would benefit from replacing or upgrading. This is often done via a grading system using codes 1 to 3. Code 1 would indicate something dangerous that needs fixing immediately while a code 3 is something that is not dangerous now but would be good to upgrade.

Electrical Installation Condition Reports are often done when a property is sold or when major renovation works such as an extension are being done. Most people recommend that an Electrical Installation Condition Report should be done every 10 years for private homes or every 5 years for rental properties.

Electrical Condition Reports for Landlords

Landlords have to make sure the electrics in their properties are in a safe condition. For a House in Multiple Occupation (HMO) an electrical condition report needs to be done every 5 years and a certificate issued by a qualified electrician.

For non-HMO properties the rules are not as strict but many people recommend having electrical condition reports done every 5 years or when tenants change. For furnished or part-furnished properties any electrical appliances should also be tested along with the wiring to ensure they are in a safe condition.

It is recommended that homeowners have an Electrical Installation Condition Report done every 10 years. It is also increasingly common to have an electrical condition report done when purchasing a property.

The Electrical Installation Condition Report will check that the electrical systems meet the latest safety standards and building regulations. This is particularly important in older properties where the electrical systems may have become damaged or may have been installed in a way which would now be considered unsafe.
